About the project

The first option of restoration involves a complete finishing of each side of the facade with light gray or beige plaster with a total area of 2980 m2, as well as the use of composite mesh metal horizontal panels (1200 m2) on the second and third floors along the windows. This solution will emphasize the horizontal style of the facade and make it more interesting. All windows will be replaced with modern models with an aluminum window frame. Lightweight metal awnings will be installed above the entrances to the building, with wall lights placed on their sides.
This facade option also includes a concept with a dark clinker tile finish instead of plaster. This solution will change the external appearance of the building to a dark one, creating an interesting contrast while preserving the architecture of this concept.

The second option (the selected concept) also involves finishing the facades with plaster, but only in a beige color. This facade will be executed in light tones, without contrasting transitions in the finish. This option also provides for the placement of mesh metal panels. They will be attached to the building vertically, along the entire second and third floors, in the form of rectangular elements of different widths. As in the first option, all window frames will be replaced with modern aluminum models. Entrance doors will be integrated into some window frames, with lightweight awnings designed above these windows and outdoor lights placed on the sides. Just like in the 1st option, it is possible to replace the beige plaster with light clinker tiles. This solution is also optional.

The third option of the concept involves the restoration of the facades in the "Loft" style. The light plaster will be of a neutral gray shade, and the third floor will be clad with sloped metal panels, with "Velux" windows installed at a slight angle. The plinth of the building will also be finished with dark-colored metal panels on a subsystem. The window openings on the 1st floor will be reduced, and the glazing, compared to other options, will change to a light one. More massive awnings secured with cables will appear above them. Overall, the general appearance of the facades is designed in line with the modern trend of comprehensive renovation of office spaces and art factories. This option, like all those listed above, provides for replacing the plaster with clinker tiles of light pastel shades.
